How pergola construction proceeds: from the report to handover

Five steps, clear dates and one contact. Here is the entire process including what you will need from the authorities and what to prepare on site.

1. Enquiry and initial call

Send us the dimensions, location and your idea, ideally with a photo of the terrace. Within 24 hours we will call to discuss what makes sense for your plot and arrange a survey appointment. During this call we will clarify whether it is a minor construction not requiring permission or an extension.

2. Survey and design

We will arrive, measure the terrace, assess the façade, the ground for the footings, access for machinery, orientation to the sun and where to drain the water. The survey is free throughout ČR. Within a week you will receive a design with visualisation and an itemised offer showing what can be postponed to later.

3. Permit

A pergola is classified as a minor structure under the Building Act No. 283/2021 Coll. For a detached house, no permit is required if it does not exceed 40 m2 of built-up area and 5 m in height, has one above-ground storey, stands 2 m from the plot boundary, and at least half of the plot remains capable of water infiltration. We will verify the local zoning plan, protective zones, and heritage conservation areas.

A winter garden attached to the house is an extension. We prepare the project documentation, obtain utility network statements and submit the application. Construction begins only once we have the decision in hand.

4. Bespoke manufacturing

Wood and aluminium profiles are cut to measurements; aluminium is painted in RAL colours. The installation date will be confirmed in writing before production begins. Wooden pergola: 4 to 6 weeks, aluminium and bioclimatic: 6 to 10 weeks, winter garden: 8 to 12 weeks.

5. Installation and handover

The footings are concreted one week before the structure is installed. The pergola installation itself takes 1 to 3 days; winter gardens usually take a week. We clean up, hand over with maintenance instructions, an electrical inspection for motorised systems, and a written warranty.

What to prepare

  • Access to the plot for delivery and materials.
  • Power supply 230 V to the post if you want a motor, LED or heating. We can arrange this too.
  • Information on utility lines on the plot (water, sewage, electricity) so we do not hit them with footings.
  • For apartment buildings, consent of the owners' association.

Questions about this type

How much does a site survey cost?

Nothing. Survey and design are free and non-binding throughout the Czech Republic.

Is payment required in advance?

The deposit is paid upon confirmation of production; the balance after installation and handover. Terms are stated in the offer, not in the contract.

What if the authority does not grant permission?

Before starting the project, we will verify the site conditions and provide a realistic assessment of feasibility. If an extension is not approved, we will propose an alternative that qualifies as a minor construction.

Send us your dimensions and we will return a proposal and a date.

All you need is the location, approximate dimensions and what you expect from the pergola. We will contact you within 24 hours to discuss options and arrange a site survey. The survey and design are free of charge and without obligation.

Not sure which type to choose? Let us know. Advising on selection is part of the job, not an extra service.
